Apartment Rental Payment
When life gets busy and you’re on the go, the convenience of paying your rent online anytime from anywhere is a great comfort! It’s easy to sing up and pay your rent using your checking account or credit card online!
Pay online, check the status of your payments and review your payment history.
If you are a First-Time user you will be asked to create an account by clicking on the make payments logo. If you have any issues please feel free to give us a call and we will be more than happy to assist you with the process.
Check your email for an invitation from RENTcafé and log into your account using the custom link.
Once activated, your Resident Portal account will provide you online access to:
24/7 self-service account management
Check your balance and make online payments
Schedule recurring auto-payments for rent and other dues
Submit maintenance request & Wednesday Pest control Service
Please update your resident portal account profile if your email address changes. Your email address must be current to receive payment notifications, community updates, and other online activity confirmations. If you have any questions, please contact us. We appreciate the opportunity to serve you.

Preventative Pest Control
We’re there BEFORE you need us!
In our continued efforts to bring you great customer service, preventative pest control treatment is available for every apartment home throughout the year, provided by Certified Pest Control, on a rotating schedule. If you need to schedule treatment outside of these pre-selected dates of service, for any unwanted pest, please contact the leasing office by the close of business EVERY Tuesday to ensure service for the following Wednesday.

Convenience Parking Permits
To help reduce vehicle overcrowding, we have convenience parking permits at 7 Seventy Apartments. If you do not have a parking permit, please stop by the leasing office to pick one up. We issue one parking permit to every apartment home. The maximum number of permits per apartment is two. The 6th and 7th parking levels is dedicated to your guests and also offer resident vehicle overflow.
From the 6th level, your guests can page you through the call box to allow entry.
We have a 24-hour a day patrol team in the permit parking areas. Please be a good neighbor and park in the permitted areas; don’t risk having your vehicle towed.

Deposit/Bond: Your leasing professional will contact you within 48-72 hours of your application review and submission regarding your required deposit amounts due. Your deposit is determined based on your qualifications and overall screening rental score. You can choose to submit a refundable deposit or pay a one-time non-refundable Bond Fee. Ex: Standard Approval: $750 deposit or $131.25 bond fee up to Conditional Approval: $1,750 deposit or $175 bond fee plus $750 refundable deposit. (*TBD = To Be Determined)
Reliant Energy: We will need documentation confirming that utilities are in your name before the lease commencement date. We refer all of our residents to Reliant, call a representative today at 1-866-222-7100 or online at www.reliant.com. Please provide your account number before your lease commencement date. Please note: failure to comply with utility connection agreement may result in a $50 utility connection fee, to place the electricity in YOUR name before the lease commencement date.

- During your move-in, please refrain from unpacking and unloading from 9 pm-9 am, as, during this time, residents are resting and entitled to “quiet hours,” to ensure a peaceful night’s rest without disruption.
- Moving Trucks are only allowed to use the Memorial Entrance for pick up and deliveries ONLY. In reflection of this policy, moving trucks are not permitted to park in the front of the leasing office during or after business hours, as the only freight elevator onsite is near the Memorial Entrance.

Door Step Trash Collection
For your convenience, Sunday through Thursday from 6 PM-8 PM
Bag and tie your trash and place it in your provided waste container outside of your apartment home, and a member of “Valet Living” will collect your trash promptly at 8 PM!

Leash Reminder
If you love them, keep them close. We care your your pets safety and the safety of others. When it comes to walking your dog, every pet owner must use a leash when outside, every time. When traveling from the “Bark Park,” please keep your pet on a leash or in a carrier. Using a leash every time is being a responsible pet owner, and it is the law. Owners of unleashed pets can be fined $100 for each occurrence.
Non-compliance reports can be sent to 7seventy@francispm.com. If you wish to send us information regarding an unleashed pet, please include a description of the pet and the owner. As a reminder, all reports are kept confidential.
Uh Oh. You Forgot Something
Please remember to immediately clean up after your pet. We have provided “doggie bags” in various locations of our community. As an added bonus, we even have a “Dog Park” for your furry family member to enjoy. While you are out on property, please be sure to bring a small disposable bag with you to ensure waste pick-up. You can then dispose of it properly in one of our pet waste collection stations.

In support of our Francis Care Green Initiative, all notifications and community announcements are delivered by email. It is the responsibility of the resident(s) to notify the leasing office of any changes to their primary email account and provide us with their current email addresses for future correspondence and alerts, such as emergencies, property maintenance information, pest control treatment scheduling, leasing office closures, preventative maintenance, package notifications, property events, impromptu contests, monthly billing notices, etc.
If the resident(s) are notified via email to contact the leasing office, and requests are not responded to promptly, a written document may be delivered to the apartment as a secondary form of contact. In keeping with this initiative, please provide your email address and check your inbox regularly. Thank you in advance for your full cooperation.
Blue Star Certified
The Blue Star program is administered jointly by the Houston Police Department and the Houston Apartment Association.
In consideration of the execution or renewal of a lease of the dwelling unit identified in the lease, Owner and Resident agree as follows:
Resident, any members of the Resident’s household or a guest or other persons affiliated with the resident:
- Shall not engage in criminal activity, including drug-related criminal activity, on or near the apartment community. “Drug related criminal activity” means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute, or use an illegal or controlled substance (as defined in the federal Controlled Substance Act of the Texas Controlled Substance Act).
- Shall not engage in any act intended to facilitate criminal acts.
- Shall not permit the dwelling unit to be used for or to facilitate criminal activity, regardless or whether the individual engaging in such activity is a member of the household, or a guest of the resident.
- Shall not engage in the unlawful manufacturing, selling, using, storing, keeping, or giving of an illegal or controlled substance as defined in the Texas Controlled Substance Act, at any locations, whether on or near the dwelling.
- Shall not engage in any: (i) illegal activity as defined in the Texas Penal Code, including prostitution, street gang activity, threatening, intimidating, or assault, including, but not limited to, the unlawful discharge of a weapon, on or near the dwelling unit; or (ii) breach of the lease agreement that otherwise jeopardizes the health, safety and welfare of the owner, the owner’s agent, or other residents, or involves imminent or actual serious property damage.
VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL AND IRREPARABLE VIOLATION OF THE LEASE AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF TENANCY.
A single violation of any of the provisions of this added addendum shall be deemed a serious violation, and a material and irreparable non-compliance. It is understood that a single violation shall be good cause for immediate termination of the resident’s right to possession of the apartment unit. Unless otherwise provided by law, proof of violation shall not require a criminal conviction, but shall be by a preponderance of the evidence.
Resident acknowledges that Resident’s responsibilities under this addendum are in addition to, not in lieu of, Resident’s responsibilities under Resident’s lease. A violation of this addendum shall automatically constitute a default under the lease; in which event, Owner shall be entitled to exercise all rights and remedies under this addendum, the lease or applicable law as if Resident violated the terms of the lease.
In case of conflict between the provisions of this addendum and any other provisions of the lease, the provisions of this addendum shall govern.
This LEASE ADDENDUM is incorporated into the lease executed or renewed on this day of 20__.
